We start with an in depth analysis of the market including both macro and micro market trends, as well as analyze current supply and demand. This is not the same thing as a series of charts without analysis, or data found in the 1004MC form common to mortgage appraisals. 

In addition to the market trends analysis, our aim is to provide enough information to make the intended user of the appraisal report understand the thought process behind the valuation.


Appraisals are not facts. They are opinions of value based on factual information. The appraisal opinion is only as good as the appraiser who completes the analysis, and as such, it is critical to obtain an analysis from a competent appraiser who goes above and beyond the bare minimums.
